Auction Terms - Real Estate: A 10% non-refundable earnest money escrow deposit is due to Phillips Brothers Auctions at signing of purchase contract on day of auction with the balance due within 30 days at closing. No Buyer’s fees for onsite bidders. Seller will pay for deed(s) and a preliminary title search that has already been performed, and a current survey that has already been performed. Title insurance is available at the expense of the purchaser(s). Property taxes will be prorated to the date of closing. All other closing costs are to be paid by the purchaser. Possession given at closing. All property, home, and buildings are sold AS-IS. Auction is for the deed to the property as it is legally described, assessed, and recorded in Lawrence County, Alabama, less existing county road right-of-way. Title to property will transfer by deed description and existing boundaries. A new legal description will accompany surveyed tracts. Seeker reserves the right to accept or reject any or all bids. Property sold subject to sellers’ confirmation of final bid price. All sales are final with no contingencies.
